The days of the red hot sellers’ market are over, but that doesn’t mean you can’t sell your home. You just need to take advantage of unique opportunities and here is one way to do it.

It is important to remember that once you decide to sell a home, it becomes a product. Just like a store selling clothing, you must treat it as a product. The best example in this case is, believe it or not, a shopping mall. Yes, a mall!

Why would a company want to have a booth or store at a mall? With all those stores, what are the chances of some random person walking in and buying something? The chances are great. Maybe not on the person’s first visit, but at some point.

At this point, you are probably wondering what this has to do with selling your house. It has everything to do with it if you look for a certain opportunity. While your home probably is not sitting in a spot where lots of people walk by, that may change on certain weekends.

As we roll into spring, the days are getting longer and warming up. While people talk about national trends in real estate with little accuracy, there is one trend that works each and every year. As spring comes on, the real estate market heats up.

Why is this? People have been sitting inside most of the winter. With warmer days come people getting out of the house after a long winter. Many go to community events such as concert, fairs and such. Such an event in your community can be all the opportunity you need.

Practically every community has an event of some sort every month or so when it is warm. Well, this event means people will be congregating in your area. More importantly, they will be walking around, even if it is just from their parking spot.

This traffic is your opportunity. You have hundreds of people walking right by your home. Have an open house. Hire some kids to walk around and hand out brochures. Put up a sign with brochures next to the sidewalk. If it is hot, offer people free water bottles.

This may sound a bit extreme, but do you want to sell your property or not? With this approach, you can get the attention of more buyers in a day than you will with all the rest of your marketing efforts combined. Now, is that worth it?
